Redevelopment / Rehabilitating Plans
A redevelopment plan establishes blight and is a strategy for acquiring, clearing, reconstructing, or rehabilitating future uses within a redevelopment project area. Most assume redevelopment planning is done only for downtown areas of a community, but it may apply to any area of a community in need of redevelopment.

Challenged with the goal of maintaining a vibrant city and downtown, The City of Fond du Lac retained the services of Martenson & Eisele to update the city’s comprehensive plan and assess, in more detail, the opportunities which existed and could ultimately be expanded in the downtown. The document outlined a 20 year plan of action designed to promote the downtown as a prosperous business district and recreational destination. Recommendations included roundabout locations, river walk expansion, parking accommodations, design standard consistent with historic architecture and the location of future higher density residential development. The establishment of an entertainment district was also recommended as a means to draw customers.
